5 Minutes Drive to Downtown Hilo

The largest city on Hawaii Island is Hilo. It is the island's country seat and has a population of about 44,000, making it the largest settlement on the island and the second-largest in the state of Hawaii, after Honolulu.

Cool Climate

5 Minutes Drive to Downtown Hilo

5 Minutes Drive to Downtown Hilo

Hawaii is typically known for its warm tropical weather throughout the year. On the windward side, Hilo has more rain than other parts of the island and therefore remains cooler throughout the year.

Clean Air and Water

This residence is at an elevation of 1,000 feet, making it several degrees cooler than downtown Hilo. Natural ventilation from the trade winds creates a very comfortable living environment without the need for AC.

Clean Air and Water

Clean Air and Water

It may not stay this way forever, but the lack of major industry in Hilo makes for a clean ocean, air, and drinking water.

Ocean and Mountain Views

Ample windows offer ocean views toward the east and mountain views toward the northwest. A rare and sought after combination.

Investment Opportunity

The limited availability of land and high construction costs have led to increasing real estate values since 2000.

Yes, the residence has recently undergone renovations of the master shower, deck, and interior and exterior paint. In addition, the roof and has been power washed and repainted.

Yes, the property has a solar water heater and 18 photovoltaic panels. The contract with HELCO is net metering, meaning you sell excess energy and buy back at the same price. The architectural design takes advantage of the trade winds to offer energy-free cooling of the residence.

3.142 acres or 136,865.5 square feet. It is equivalent to 13.7 standard 10,000 square foot lots.

The property is designated as AG-3, or agricultural, with a minimum parcel size of 3.0 acres.

Yes, the property is serviced by metered county water, HELCO electricity, Spectrum and Hawaiian Telcom internet.

No, the wastewater is collected by a cesspool buried underground. Legislative Act 125 specifies replacement of all cesspools by 2050, further details can be found here. Future alternatives are septic tank or connection to the county wastewater system which is not yet available in the area.

No, but a tractor is so much fun to operate that the answer should be yes. The residence and property include a Massey Ferguson 1528 along with a  Scag Turf Tiger II 72".

It's difficult to say, but the nationwide trend is more severe storms, though we have not yet experienced a hurricane in Hilo proper. In general, the climate in Hilo has been slightly warmer and drier than in the past. There is certainly no water shortage, as is experienced in other areas of Hawaii.

The residence is elevated using a post and pier design to separate the structure from the moist soil.  The trade winds blowing both below and through the structure keep the rooms dry and prevent the growth of mold, which is common in Hawaii. An elevated structure also offers better views and easier maintenance of plumbing and electrical systems.

Yes, the water heater is wired directly into 240 VAC. The range/oven and dryer locations have 240 VAC wall receptacles. However, these appliances are currently propane gas.

The entire lower portion beneath the house is available for storage. It is outfitted with lighting and shelves. Additional storage is available in three separate attics.
