The largest city on Hawaii Island is Hilo. It is the island's country seat and has a population of about 44,000, making it the largest settlement on the island and the second-largest in the state of Hawaii, after Honolulu.
Hawaii is typically known for its warm tropical weather throughout the year. On the windward side, Hilo has more rain than other parts of the island and therefore remains cooler throughout the year.
This residence is at an elevation of 1,000 feet, making it several degrees cooler than downtown Hilo. Natural ventilation from the trade winds creates a very comfortable living environment without the need for AC.
It may not stay this way forever, but the lack of major industry in Hilo makes for a clean ocean, air, and drinking water.
Ample windows offer ocean views toward the east and mountain views toward the northwest. A rare and sought after combination.
The limited availability of land and high construction costs have led to increasing real estate values since 2000.

It's difficult to say, but the nationwide trend is more severe storms, though we have not yet experienced a hurricane in Hilo proper. In general, the climate in Hilo has been slightly warmer and drier than in the past. There is certainly no water shortage, as is experienced in other areas of Hawaii.
The residence is elevated using a post and pier design to separate the structure from the moist soil. The trade winds blowing both below and through the structure keep the rooms dry and prevent the growth of mold, which is common in Hawaii. An elevated structure also offers better views and easier maintenance of plumbing and electrical systems.
